Commercial LVT Flooring Installation: A B2B Buyer Guide

For a 2,000 sqm commercial LVT project, specify 4.0mm planks with a 0.5mm wear layer, control concrete moisture to ≤4%, achieve final flatness within 2mm/2m, and confirm MOQ, samples, certification and lead time before placing a bulk order.

As a factory-direct supplier of PVC decorative materials, we produce commercial-grade LVT flooring for importers, distributors, wholesalers, contractors and brand buyers. This guide converts a 2,000 sqm installation plan into procurement checkpoints: technical specification, substrate preparation, adhesive and welding control, QC acceptance, MOQ, free samples, OEM/ODM customization, lead time, monthly capacity, export packaging and FOB/CIF shipping. Our factory operates under ISO 9001, holds 52 patents, offers 1,000+ designs and serves buyers in 30+ countries. Request a factory quote and we will confirm specification, MOQ, sample plan and lead time.

Commercial LVT Flooring Specification for 2,000 sqm Projects

A commercial LVT specification should lock thickness, wear layer, slip resistance, stain resistance and auxiliary materials before sample approval. For this project class, we recommend 4.0±0.2mm LVT with a wear layer of at least 0.5mm, formaldehyde release ≤0.1mg/m³ and dry slip coefficient ≥0.5. A 24-hour stain test with soy sauce and coffee should show no residue. For retail corridors and office lobbies, the 0.5mm wear layer supports Taber abrasion performance of 4,000 cycles without exposing the backing.

Thickness, wear layer and performance

We supply commercial LVT in 2.0mm to 6.0mm total thickness and 0.3mm, 0.5mm or 0.7mm wear layers. The 4.0mm/0.5mm combination is suitable for shopping mall passages, office lobbies, chain stores and hotel public areas. The product is waterproof, suitable for cleaning-intensive spaces, and can be produced with wood-grain or stone-grain textures. Dimensional stability, peel strength and residual indentation are checked against the approved sample before bulk production.

Adhesive, seam and trim components

For glue-down installation, specify a water-based polyurethane adhesive with solid content ≥50%, initial tack ≥1.2N/mm², curing time ≤24 hours at 25°C and VOC ≤100g/L. Use a same-color elastic seam adhesive with elongation ≥300%. Aluminum trim should be 6063-T5, 1.5mm thick, with an oxide film ≥10μm. A 0.2mm HDPE moisture barrier with permeability ≤1.5g/(m²·24h) should be included where the substrate conditions require it. Ask about MOQ and lead time before finalizing the bill of materials.

Substrate Preparation and Job-Site Conditions

Installation conditions should be recorded at 15–30°C and 40%–70% relative humidity. Concrete should reach C20, a rebound value ≥20MPa and surface hardness ≥1.2MPa. Moisture content must be ≤4%, tested with a CM meter at one point per 50 sqm. Before leveling, the substrate should be within 3mm under a 2m straightedge; after leveling, the final substrate should be within 2mm/2m. Oil, floating dust, hollow areas above 0.1 sqm and cracks wider than 0.3mm must be treated.

Moisture, flatness and strength checks

We recommend a written substrate report before shipment release. Record moisture, flatness, hardness and defect maps by zone. For a 2,000 sqm project, divide the floor into 5m × 5m blocks and keep 8mm expansion joints between blocks and at perimeter walls. This helps the contractor control adhesive open time and avoid random layout changes in high-traffic areas.

Self-leveling and defect repair

Apply a water-based primer at 0.15kg/sqm and allow 4 hours to dry. Mix self-leveling cement and water at 1:0.22, mix for 3 minutes, rest for 2 minutes and place at 3–5mm. Roll with a 50mm defoaming roller and cure for 24 hours at 25°C. For hollow areas, remove to sound concrete, apply primer and repair with non-shrink mortar containing 5% expansion agent; cure for 7 days. For cracks below 0.3mm, use epoxy resin; for cracks ≥0.3mm, cut a V-groove 10mm deep and 8mm wide and fill with epoxy mortar. Request a factory quote with your substrate report and project schedule.

Installation Workflow: Layout, Adhesive and Welding

A controlled installation workflow protects the supplier, contractor and buyer from later disputes. The sequence is layout, acclimation, adhesive application, rolling, seam welding, edge sealing and final inspection.

Layout and acclimation

Set a laser cross-line within ±2mm. Use CAD pre-layout so doors and corridors do not receive strips narrower than 100mm. Acclimate the flooring in the installation environment for 24 hours. Pre-lay by texture and shade; adjacent planks should be within ≤2 gray scale. For shaped areas, use 1:1 templates with cutting error ≤1mm.

Adhesive application and rolling

Use a 3mm notch trowel and apply adhesive at 0.8–1.0kg/sqm. At 25°C, allow 15–20 minutes open time until the adhesive is tacky but not wet. Spread no more than 10 sqm at one time and complete placement within 30 minutes. Align the first plank to the control line, fix with a 500g rubber mallet, keep seams at 0.3–0.5mm and height difference ≤0.2mm. Roll with a 50kg roller at 0.5m/s for two passes, then use a 20kg hand roller at walls and columns.

Seam welding and edge details

Cut a 45° V-groove to two-thirds of the plank thickness and 2–3mm wide. Weld with hot air at 180–220°C, travel at 1.5–2m/min and overlap the seam by 5–10mm. Trim after 10 minutes and finish after 24 hours. At walls, leave an 8mm expansion gap, insert a 10mm foam rod and seal with same-color elastic sealant 5mm wide and 2mm thick. Fix L-shaped aluminum trim with screws at 300mm spacing and keep the gap to the floor ≤0.3mm. Talk to our OEM/ODM team about matching trims and installation accessories.

Quality Control and Acceptance Criteria

Acceptance criteria should be agreed before the order. For this project class, surface flatness should be ≤2mm/2m, seam height difference ≤0.3mm, hollow rate ≤1%, bond strength ≥0.5MPa without substrate failure, and Taber abrasion 4,000 cycles without exposure. Appearance should show no scratches, bubbles or lifted edges, and seams should be straight.

In-process inspections

Inspect substrate flatness at one point per 50 sqm, adhesive coverage three times per shift, seam width at three points per 10m, hollow rate at ten points per 100 sqm and surface flatness at one point per 50 sqm. Keep batch records for thickness, wear layer, color and adhesive lot. Any nonconforming area should be marked and repaired before the next zone is released.

Common defects prevention

To prevent curling, keep substrate moisture ≤4%, add expansion joints every 6m in large areas and apply adhesive uniformly. To prevent seam cracking, keep welding temperature at 200±10°C, use a matching welding rod and maintain ambient temperature at 15°C or above. Minor lifting can be injected with adhesive and pressed; large-area lifting should be removed and reinstalled after checking moisture. Ask about MOQ and lead time so QC requirements can be written into the purchase order.

MOQ, Samples, Customization and Lead Time

Procurement terms should be confirmed together with the technical specification. Our standard MOQ is 1,000 sqm per color. OEM/ODM custom colors start at 2,000 sqm per color. We provide free A4 samples and swatch books; the buyer covers international courier, which is refundable against the first bulk order. Sample dispatch takes 2–3 working days after confirmation.
